Bring the right reference material

  • Your contract or list of included/excluded items.
  • Any written repair agreements or seller commitments.
  • Inspection photos for items that were supposed to be addressed.
  • Phone charger or small plug-in tester if you want to spot-check outlets.
  • Your own notes from earlier visits.

Walk the entire property

  1. Check for obvious new damage since your last visit.
  2. Confirm agreed repairs appear complete and request documentation where appropriate.
  3. Run accessible faucets and look for active leaks.
  4. Check that major systems and appliances included in the sale are present.
  5. Look at walls, ceilings and floors for new water staining or damage.
  6. Confirm debris and seller belongings are handled according to the agreement.
  7. Check garage, crawlspace access, exterior areas, gates and outbuildings.

Pay special attention after weather events

If Bend has had heavy rain, snow, a freeze or high winds since the inspection, look again at areas where those conditions could reveal problems—roof leaks, drainage, frozen plumbing or exterior damage.
